After renting in Talkeetna for many years, the owners searched for land that would be immune from development encroachment, be close to nature, and be easily accessible by car (a requirement of demanding jobs). The 80 acres in this offering are part of a 160-acre parcel perched atop a bench, affording nearly 360° views without a single light visible in the night. Though occasional vehicles can be heard from Talkeetna Spur Road, which is two miles away as the raven flies, life at Ivan Lake is normally tranquil.


This is an extremely accurate topographic image of the land produced recently by the LIDAR project. The 160 acres is easy to see, and the two parcels above (north) are owned by the Matanuska-Susitna Borough. To the east the property is bordered by a 230 acre forested state agricultural parcel that cannot be subdivided, while to the west, easy to walk to, is Benka Lake.

The 80 acres offered in this sale are the Southwestern portion of the property, completely surrounding your own private lake. Note that there is frontage on a second, smaller lake. This property is accessed via Yoder Road, and is conveniently close to Sunshine Community Health Center, where one of the owners worked. The other owner biked to work in Talkeetna, while their children took the bus 6 miles to Susitna Valley High School. The property is located in the Susitna Community Council district of the Matanuska Susitna Borough, Alaska.
